Thailand Retirement Visa requirements
To apply, you must meet age and financial requirements and prepare the correct supporting documents to show financial stability and a commitment to a long-term stay. Requirements include:
Age requirement
You must be over 50 years of age.
Financial requirement (meet ONE option)
• A security deposit of 800,000 THB in a Thai bank account held for at least 2 months before applying for the visa.
• A monthly income of at least 65,000 THB.
• Or a combined security deposit and annual income totaling 800,000 THB.
Health insurance requirement (specific visa type)
For applicants of the Non-Immigrant O-A (Long Stay) Visa, health insurance meeting Thai government criteria is required, including:
• Inpatient coverage of at least 400,000 THB
• Outpatient coverage of at least 40,000 THB
Documents to prove the financial requirement
• For the security deposit: an updated bank book or passbook plus a bank letter confirming the deposit (sourced from overseas) has been in the account for at least two months.
• For a monthly income of 65,000 THB: an income verification letter from your embassy in Thailand.
• If your embassy does not issue income letters: a 12-month bank statement showing regular deposits of 65,000 THB into a Thai bank account.

Retirement Visa Thailand: A Step-by-Step Guide
There are several application pathways, depending on where you apply and what status you enter Thailand under. Each option has its own steps and required documents.
Applying in your home country
Submit all required documents to the Thai Embassy or Consulate in your country. Note that not all embassies or consulates issue this visa type. For applications submitted outside Thailand, you will also need a Police Clearance Document, a Medical Certificate, and proof of Health Insurance.
Applying for the 90-Day Non-Immigrant O Visa and extending in Thailand
Apply for a 90-Day Non-Immigrant Visa at a Thai Embassy or Consulate in your home country. Travel to Thailand and stay for at least 60 days. During the last 30 days of your permit, apply for the Retirement Visa at an immigration office. Proof of a Thai address is required (for example, utility bills or a rental agreement).
Applying as a tourist (and extending in Thailand)
If you entered Thailand under the Visa Exemption Scheme or with a Tourist Visa, you can still apply for a retirement visa if you meet the 90-Day Non-Immigrant O Visa requirements and the Thailand Retirement Visa requirements. Both applications can be processed at an immigration office in Thailand.
What to Know about Holding a Thailand Retirement Visa
After you receive the visa, you must comply with several ongoing requirements and practical rules:
90-day reporting
You must report your current address to immigration every 90 days. This can be done by mail, online, or in person. You can also authorize an agent to do this for you using a Power of Attorney. If you are outside Thailand when the report is due, the 90-day count resets when you re-enter Thailand.
Re-entry permit
If you plan to travel in and out of Thailand during your visa’s validity, you need a re-entry permit to keep your visa active. If you will stay in Thailand for the full period, you do not need it. For urgent departures, you can obtain a re-entry permit at an immigration office or at an international airport before you leave.
Bank account requirement for renewal timing
The Retirement Visa is valid for one year and can be renewed by meeting the same criteria and submitting the same documents as the initial application. The required funds in your Thai bank account must be held for at least three months before renewal, unlike the initial two-month requirement.
Importation of household effects
According to the Bureau of Customs, you are not allowed to import personal items to Thailand duty-free.
